Yes, we collect rent for you and 100% of our tenants pay online. A majority of our tenants pay with autopay so the rent is paid on time and deposited to you by the 6th of every month.
While most of our tenants use autopay and we rarely chase down rents, if a tenant does not pay their rent on time, we personally contact them and serve notice. If the tenant does not respond to our attempts to contact them and does not pay the rent within the time specified in the notice, we will then begin eviction proceedings.
We require EVERY tenant to obtain and provide proof of renter’s insurance including liability coverage. Additionally, we ALWAYS collect a security deposit equivalent to a minimum of one month’s rent and up to two month’s rent if the property is unfurnished.

No two properties are the same. We manage single family residences, condos, townhomes, and multi-family residences. A $15,000/month oceanfront property is going to have a much different applicant pool than a $2500/month condo. The True screening process consists of a diligent three-tier screening, which includes a hard credit check, national criminal background check, AND national eviction check. Through our thorough vetting process, we verify income, employment, current/past landlord references, etc. Because of this stringent screening, we seldom have to chase down rent money or evict tenants.

True Property Management will pay most property expenses, including routine gardening/pool/pest maintenance, vendor bills for repairs, and utilities when included. Mortgage, property taxes, and HOA dues are the responsibility of the homeowner.
Our payment system is 100% online and easy to use. Owners are paid direct deposit via their owner portal. In the event and owner needs to contribute funds for an expense, owners can easily do so via their tenant portal and can even pay using a credit card to maximize their cashback or points!
Rents are due on the 1st of the month and are late after the 5th. All owner payments are processed and disbursed on the 6th of each month.
