Yes, we conduct annual, semi-annual, and quarterly inspections of your property to (depending on the package you choose) to ensure it is being properly maintained and any preventative maintenance is being addressed.
Yes, we collect rent for you and 100% of our tenants pay online. A majority of our tenants pay with autopay so the rent is paid on time and deposited to you by the 6th of every month.
While most of our tenants use autopay and we rarely chase down rents, if a tenant does not pay their rent on time, we personally contact them and serve notice. If the tenant does not respond to our attempts to contact them and does not pay the rent within the time specified in the notice, we will then begin eviction proceedings.
We require EVERY tenant to obtain and provide proof of renter’s insurance including liability coverage. Additionally, we ALWAYS collect a security deposit equivalent to a minimum of one month’s rent and up to two month’s rent if the property is unfurnished.
Our in-house maintenance staff handles maintenance requests 24/7 so you will never have to worry about getting another panicked phone call in the middle of the night again!
NO. There’s a reason our owners hire us to manage their properties - to take them out of the equation. The tenants will not be given owner contact information and will facilitate all communication through True Property Management as the owner’s representative. We want our owners to sit back, relax, and collect their income each month worry-free, and leave the stressful parts of property management to us.

No two properties are the same. We manage single family residences, condos, townhomes, and multi-family residences. A $15,000/month oceanfront property is going to have a much different applicant pool than a $2500/month condo. That said, depending on the marketing plan you choose, we offer a guarantee to have your property rented in 45 days!
Yes! We are licensed REALTORS and list all of our properties in the MLS. Better yet, we let our owners decide what they want to offer cooperating brokers.
The True screening process consists of a diligent three-tier screening, which includes a hard credit check, national criminal background check, AND national eviction check. Through our thorough vetting process, we verify income, employment, current/past landlord references, etc. Because of this stringent screening, we seldom have to chase down rent money or evict tenants.
